Preserving Privacy in a Property Purchase
Background
We worked with a client who had a very specific concern of needing to buy a home without their personal name showing up in public property records. This wasn’t just about privacy; it was a matter of safety. Because of a past dispute, certain individuals had been targeting the client’s family, and it was essential that their new home couldn’t be easily found.
Approach
We first looked into the simplest option of putting the property in a trust. At first, the county property appraiser’s office said this should keep ownership private. But after more discussions and some mixed answers, we learned that a trust by itself wouldn’t actually keep the owner’s name out of public records.
To fix this, we changed our approach. After speaking with several real estate attorneys, we recommended restructuring the trust so that a Wyoming LLC would serve as the trustee. Wyoming LLCs are known for offering strong privacy protections. This setup allowed the property to stay in the trust while keeping individual names off the public record. We also confirmed that this structure wouldn’t affect the property’s homestead eligibility.
When the county accidentally listed the LLC as the property owner, we worked directly with the property appraiser’s office to correct it. With help from a cooperative staff member, the records were updated to show the trust as the owner, without disclosing any personal names.
Result
The property is now titled in a trust with a Wyoming LLC as trustee. The public record shows only the trust name, and no individual names are visible online or in standard searches. The structure is legally sound, homestead-compliant, and offers the anonymity the client needed.

When privacy is essential, especially in sensitive situations such as this, creative planning and persistence make all the difference. Even when the initial guidance is confusing or inconsistent, there’s almost always a proper way to move forward.
